A great property in the wrong location can still face challenges.

A strong location can create advantages that extend far beyond the property itself.

For this episode, I’ve updated the market references using the latest 2026 Phuket housing outlook from Krungsri Research, published 28 August 2026. It highlights continued infrastructure investment, expanding connectivity, limited developable land and concentration of new development in locations such as Bang Tao, Choeng Thale and Kamala. It also notes that buyers are becoming more selective about prime locations, project quality, ownership structure, rental economics and resale potential.

Why Location Matters More Than the Property

When people search for property in Phuket, the first things they often compare are:

Price.

Bedrooms.

Pool.

View.

Facilities.

But there is another factor that can influence almost everything else:

Location.

Because a property doesn't operate on its own.

It sits inside a neighbourhood.

That neighbourhood sits inside a community.

And that community sits inside a much larger Phuket ecosystem.

So when evaluating a property, the question isn't only:

"What am I buying?"

It is also:

"Where am I buying it — and what is happening around it?"

LOCATION

A location isn't simply a pin on Google Maps.

It determines how people experience the property.

How long does it take to reach the airport?

How close is the beach?

Where are the restaurants?

Where are the schools?

How accessible are hospitals and healthcare?

What kind of community surrounds the property?

Are there established hotels and resorts nearby?

Are new developments arriving?

And perhaps most importantly:

Who wants to be there?

These questions can influence both lifestyle demand and the potential market for a property.

Krungsri Research's 2026 Phuket housing outlook identifies high-potential areas including Bang Tao, Choeng Thale and Kamala, where development has been supported by established shopping destinations, luxury hotels and resorts, and strong tourism activity.

But this doesn't mean every property in those locations performs the same way.

That's the important distinction.

SUPPLY

Location also needs to be viewed through the lens of supply.

Imagine two properties with similar prices.

One is surrounded by dozens of comparable properties competing for the same buyers or tenants.

The other has a more differentiated position with fewer directly comparable properties.

The headline price alone doesn't tell you which market is more competitive.

You need to understand:

How much inventory already exists?

How much new inventory is coming?

What type of properties are being built?

Who are they targeting?

Phuket's residential market has experienced substantial new development over recent years.

Krungsri Research reports that 45,066 residential units were launched across Phuket during 2021–2025, representing investment of more than THB 469.7 billion. In 2025, new launches slowed considerably compared with 2024 as developers focused on managing existing inventory.

This makes location analysis increasingly important.

Because you're not simply buying into Phuket.

You're competing within a specific micro-market.

CONNECTIVITY

A location can also change as connectivity changes.

A road today may not function the same way tomorrow.

An airport expansion can change accessibility.

A new transport corridor can influence development.

A new commercial destination can change where people spend their time.

Krungsri Research identifies several major infrastructure projects that could affect Phuket's long-term urban development, including the Phase 2 expansion of Phuket International Airport, the Kathu–Patong Expressway and proposed light-rail connectivity between the airport and Chalong.

These projects don't automatically make every nearby property more valuable.

But they demonstrate why looking at what surrounds a property can be as important as looking at the property itself.

LIFESTYLE

Location also determines lifestyle.

Someone looking for nightlife may evaluate Phuket very differently from a family looking for schools.

A long-stay resident may prioritize healthcare and daily convenience.

A holiday-home buyer may prioritize beach access.

A rental investor may focus on tourism demand and accessibility.

A retiree may care more about quiet surroundings and healthcare.

There isn't one universal definition of a "good location."

There is only:

the right location for a particular purpose.

That is one of the most important ideas in property selection.

MICRO-MARKETS

Phuket is an island, but it is not one single property market.

Bang Tao is different from Patong.

Layan is different from Rawai.

Kamala is different from Mai Khao.

Cherng Talay is different from Phuket Old Town.

Kata is different from Nai Harn.

Even within the same area, one road can feel completely different from another.

Distance from the beach.

Road access.

Elevation.

Views.

Neighbourhood quality.

Development density.

Commercial activity.

Infrastructure.

These details can create very different property experiences.

And that's why broad statements such as:

"Phuket property is expensive."

or

"Phuket property is a good investment."

don't tell the whole story.

You need to go deeper.

THE PROPERTY VS THE LOCATION

Think about two identical villas.

Same number of bedrooms.

Same architecture.

Same swimming pool.

Same price.

But one is:

• 10 minutes from major lifestyle destinations

• close to established hospitality

• accessible from major roads

• surrounded by an established community

And the other is:

• further from major amenities

• surrounded by more competing development

• dependent on a smaller local demand pool

The buildings may be similar.

The markets around them aren't.

That is why the property itself is only one part of the investment story.

THE LOCATION CHECKLIST

Before evaluating a Phuket property, ask:

01 — ACCESS

How easy is it to reach?

02 — AMENITIES

What exists around it today?

03 — DEMAND

Who wants to live, stay or invest there?

04 — SUPPLY

How much competition exists?

05 — CONNECTIVITY

What infrastructure serves the area?

06 — DEVELOPMENT

What is being built nearby?

07 — LIFESTYLE

Does the location match the intended buyer?

08 — DIFFERENTIATION

What makes this location different?

09 — RESALE

Who could potentially buy it in the future?

10 — PURPOSE

Does the location actually fit why you are buying?

THE BIGGER PHUKET 360° QUESTION

This is where the PHUKET 360° philosophy becomes important.

We're not saying:

"This location is better."

We're asking:

"What makes this location work?"

Because every part of Phuket has its own story.

Some locations are built around tourism.

Some around residential living.

Some around luxury hospitality.

Some around family life.

Some around established communities.

Some around emerging development.

And some may evolve significantly as infrastructure and urban expansion continue.

Krungsri Research expects infrastructure investment and expanding transport connectivity to support urban expansion and development along emerging transport corridors over the longer term.

That means understanding location isn't just about looking at Phuket today.

It's also about understanding what could change around it.

THE KEY TAKEAWAY

The most expensive property isn't automatically the right property.

The biggest villa isn't automatically the right villa.

The closest property to the beach isn't automatically the right investment.

And the cheapest property isn't automatically the best opportunity.

The right question is:

Does the location support the purpose of the property?

Because ultimately:

THE PROPERTY IS THE ASSET.

THE LOCATION IS THE CONTEXT.

And understanding both is essential.
