PHUKET 360 | EP21 - WHY LIFESTYLE MIGRATION MATTERS TO PHUKET

What makes someone choose Phuket not just for a holiday, but as a place to build a life?

For some people, it is the coastline and tropical environment. For others, it is the opportunity to work remotely, establish a business, raise a family or enjoy a different pace of life. Some want a second home they can use throughout the year, while others are considering a longer-term relocation.

Whatever the motivation, the decision involves more than choosing a beautiful property.

It involves choosing a destination, a neighbourhood and a daily routine.

Phuket has traditionally been recognised internationally as a holiday destination. However, research published by CBRE Thailand in August 2026 describes a shift toward longer stays and primary-residence use among some buyers. The research also highlights growing interest in practical residential features, including larger layouts, home offices, healthcare, education and convenient access to everyday services.

This matters because people who live in a destination have different requirements from people who visit for a few days.

A holidaymaker might prioritise a sea view and resort facilities.

A family may prioritise schools, healthcare and a manageable school run.

A remote professional may need reliable internet, a comfortable workspace and convenient access to cafés or coworking facilities.

A business owner may care about transport, professional networks and access to services.

A retiree may place greater importance on healthcare, community and everyday convenience.

These different needs help explain why lifestyle migration deserves a place in the conversation about Phuket's residential future.

FROM HOLIDAY DESTINATION TO EVERYDAY LIVING

The important question is not whether tourism will remain relevant to Phuket. Tourism continues to be a central part of the island's economy.

The question is how the island serves people who want to stay longer.

Longer-stay residents need more than beaches, hotels and attractions. They need the infrastructure that makes everyday life practical.

Education is one example. Families considering relocation need to understand school locations, admissions, travel times and the availability of suitable housing nearby.

Healthcare is another. Access to hospitals, clinics and specialist services can influence where residents feel comfortable settling.

Work is also changing residential expectations. Remote professionals and entrepreneurs may need dedicated workspaces, dependable internet and homes that accommodate both professional and personal life.

Then there are the everyday details: supermarkets, restaurants, fitness facilities, childcare, community activities, transport and maintenance.

Individually, these features may appear ordinary. Together, they help determine whether a location works as a place to live rather than simply a place to visit.

CBRE's 2026 Phuket analysis identifies this growing importance of residential usability and everyday infrastructure. It also notes that some buyers are considering how they will personally use a property, rather than focusing exclusively on short-term rental potential.

For Phuket, this creates an important distinction between a property designed primarily for holiday accommodation and one suited to extended stays or everyday residential living.

Neither model is automatically better. The right choice depends on the intended use, location, budget and ownership objectives.

WHAT LIFESTYLE MIGRATION MEANS FOR PROPERTY

Lifestyle migration can influence the types of homes people seek, the facilities they value and the neighbourhoods they consider.

But it does not mean every property benefits equally.

A home with several bedrooms may appeal to a family but be less suitable for a buyer seeking a compact second residence. A condominium near restaurants and services may suit a professional who values convenience, while someone seeking privacy may prefer a quieter residential setting.

The important consideration is the relationship between the property and the person it is intended to serve.

Consider several broad lifestyle preferences across Phuket.

BANG TAO AND CHERNGTALAY

These areas combine residential developments, dining, retail, beaches, wellness and access to international schools. Their mix of amenities can appeal to people who want an established lifestyle environment. The exact experience, however, depends on the property's location and daily travel requirements.

RAWAI AND NAI HARN

Southern Phuket offers a different residential atmosphere, with local restaurants, beaches, outdoor activities and established international communities. Buyers should consider how far their regular destinations are spread across the southern part of the island.

PHUKET TOWN AND CENTRAL PHUKET

For people who value access to everyday services, local culture, shopping and a more urban environment, central locations may be worth considering. The experience differs from living in a beach-oriented residential community.

NORTHERN PHUKET

Areas in the north may appeal to people seeking proximity to the airport, particular schools or quieter surroundings. Travel times to work, healthcare and other regular destinations still need to be evaluated individually.

These are broad lifestyle distinctions, not guarantees about demand or future property performance. Even within the same neighbourhood, two properties can offer very different everyday experiences.

THE BUYER IS CHANGING — BUT SO MUST THE QUESTIONS

Lifestyle migration encourages buyers to think more carefully about why they are purchasing.

Instead of asking only, “How close is the property to the beach?”, consider asking:

- Can I comfortably live here for several months or throughout the year?

- Is the layout suitable for my household and daily routine?

- Is there space to work remotely if I need it?

- How convenient are schools, healthcare, shopping and dining?

- How much driving will everyday life involve?

- Does the neighbourhood suit my preferred balance of activity, privacy and community?

- What are the ongoing maintenance and ownership costs?

- If I intend to rent the property, is there credible demand for this specific type of accommodation?

- If my circumstances change, how suitable might the property be for resale?

These questions help distinguish an attractive property from an appropriate property.

For investors, it is also important to separate lifestyle appeal from financial performance. A desirable environment does not guarantee occupancy, rental income or capital appreciation. Market supply, acquisition price, operating costs, legal ownership arrangements, management quality and resale demand remain essential considerations.

The purpose of understanding lifestyle migration is not to assume that every new resident creates a profitable opportunity. It is to understand the people behind the demand and assess whether a particular property genuinely meets their needs.

INVEST • LIVE • DISCOVER • FUTURE

At Crown & Cove, we believe Phuket's future should be understood through four connected perspectives.

INVEST

Examine buyer demand, property suitability, ownership arrangements, rental assumptions and long-term market fundamentals. Understand who a property is designed for before evaluating its investment case.

LIVE

Look at schools, healthcare, transport, workspaces, supermarkets, recreation and the everyday routines that shape residential decisions.

DISCOVER

Understand the communities, culture, coastline, food and local character that make Phuket distinctive. The island's appeal extends far beyond its property developments.

FUTURE

Watch how longer stays, international communities, changing work patterns, infrastructure and residential development may influence the island over time.

Lifestyle migration is not simply about people moving to a tropical island. It is about how their choices shape the places where they live, the services they use and the homes they seek.

For property buyers, the lesson is straightforward.

Don't choose a property only for the lifestyle shown in its marketing.

Understand the lifestyle you can realistically experience there.

Because a property doesn't exist in isolation. It exists inside a destination, a neighbourhood and a community.
