Its June 2026 report, The Bangtao Effect, identified nine hotels and nine branded-residence projects planned for the Bang Tao corridor between 2026 and 2030, representing a projected 1,640 hotel keys and 1,649 branded-residence units.

These are pipeline figures, not guarantees. Delivery dates and project plans can change. Still, they illustrate how some parts of Phuket are developing as more complete lifestyle destinations rather than places designed exclusively for short holidays.
2. WHAT THIS MEANS FOR PROPERTY BUYERS AND INVESTORS
Branded residences and hotel-linked properties can appeal to buyers seeking professional management, hospitality services or a residence associated with an established brand. Yet the details behind the branding matter just as much as the name.
Before considering a project, buyers should investigate:
- Location and access to the amenities valued by future guests or residents.
- The operator, management structure and relevant operating experience.
- Ownership rights, restrictions and contractual obligations.
- Service charges, management fees, maintenance and other recurring costs.
- Whether rental projections are supported by realistic evidence.
- The amount of competing supply already operating or planned nearby.
- Construction milestones, approvals and delivery risks.
Market performance also deserves careful attention. CBRE’s Phuket Overall Figures H1 2026, published on 20 August 2026, reported broadly flat hotel performance in the first half of the year, with occupancy down 0.8 percentage points and average daily rates increasing by 0.9% year-on-year.

An expanding luxury pipeline does not automatically translate into stronger performance for every operator or higher returns for every property owner.
Luxury positioning may help a project stand out, but demand, execution, costs and competition ultimately shape the outcome.
