A property doesn’t exist in isolation. It exists inside a destination.

That idea has guided the first season of PHUKET 360°—a journey beyond property listings to explore the places, people, infrastructure and experiences that shape Phuket.

The island is more than a holiday destination. It is also a place where people establish businesses, raise families, work remotely, retire, spend extended periods and invest in homes. Those different motivations create a complex property landscape, with opportunities and risks that vary from one location and property type to another.

So what could shape Phuket’s next chapter? There is no single answer. It is the interaction between investment fundamentals, everyday liveability, local identity and future change.

INVEST — LOOK BEYOND THE PRICE

Property decisions begin with understanding the fundamentals. Location, access, competing supply, developer credibility, ownership structure, operating costs and realistic resale demand all matter.

Krungsri Research’s 2026–2028 outlook identifies infrastructure investment, international air connectivity and Phuket’s appeal to longer-stay residents as potential supports for future demand. It also warns about oversupply in some locations, competition and affordability pressures. Colliers’ 2025–2026 residential report similarly describes demand as uneven across segments and notes competition in the condominium market.

These signals suggest a market that needs careful analysis rather than blanket assumptions. A strong destination does not guarantee that every development, property type or purchase price will be successful.

Buyers should ask whether a property fits their intended use, how its ongoing costs compare with realistic income or lifestyle benefits, and who might want to buy it in the future. Forecasts can help frame questions, but they are not guarantees of returns.

LIVE & DISCOVER — UNDERSTAND THE PLACE

A property’s appeal is also shaped by the life around it.

For families, access to education, healthcare, safe transport and everyday services can be more important than a spectacular view. For remote workers and entrepreneurs, connectivity, workspace, amenities and a reliable community may influence where they choose to stay. For long-term residents, convenience and a sense of belonging can matter as much as proximity to the beach.

Phuket’s identity extends beyond its resorts. Old Phuket Town, local markets, food traditions, fishing communities, temples and neighbourhood life are all part of what makes the island distinctive. Understanding these places helps buyers see the destination as a living community rather than simply a tourism product.

Different districts offer different experiences. A location that suits a holiday-home buyer may not be ideal for a family relocating for several years. The right fit depends on how the property will actually be used and who it is meant to serve.

FUTURE — WATCH WHAT IS ACTUALLY CHANGING

Infrastructure, international connections, hospitality, wellness and residential communities may influence Phuket’s long-term direction. However, proposed projects can change in scope or timing, and the arrival of new supply does not automatically create demand.

When assessing a future-facing location, distinguish between completed infrastructure, projects under construction, formally approved plans and early-stage proposals. Then consider what each change could realistically mean for access, daily life and the local property market.

It is equally important to watch supply. A neighbourhood may attract new development while also facing greater competition between similar properties. Buyers should consider whether the area is gaining services and a lasting resident base, or whether the investment case depends heavily on future assumptions.

The next Phuket will not be one uniform market. Its districts will evolve at different speeds, and their prospects will depend on location, local conditions, project quality and genuine demand.
